Helping Casey buy his "fantasy island"




I think most of us know that Casey's dream of buying an island by 2012 won't die until sometime around December 2011, so in that spirit, this is the inaugural post for helping Casey buy an island.

I checked out Private Islands Online, which bills itself as "The World's Private Island Marketplace", to look up some sweet deals for Casey. (I'm sorry....I meant "Sweet Dealz". Won't happen again.)

The site has a keyword feature that allows you to target your searches. I used the terms "motivated seller" and "seller financing" which are terms that a savvy real estate investor like Casey Serin would use to find flexible sellers willing to part with their properties. I actually managed to get a few hits by using these terms. (Unfortunately, the term "sweet cashback" or similar variations received no useful hits.) A select few properties would meet Casey's objective to buy an island somewhere in the tropical regions of the world.

One of the hits was for Cockroach Caye, a tropical island off the coast of Belize. Let's get a look at the description for this magical paradise:

"An exceptional 10 acre property featuring 500 feet of Caribbean Sea frontage in Cockroach Bay. The island is approximately 300 yards to the reef or less. This property is undeveloped and in its virgin state. There are many coconut trees on the property and beautiful white sand, but the land will need to be cleared to be usable. The area is unspoiled with great fishing for permit, tarpon and bonefish in the nearby flats. The open sea is about 500 to 600 yards away."

Now, I know you are already skeptical because there are only 10 acres on this island, which may not be enough room for Casey's cult sustainable community, and because a lot of work will need to be done just to clear the property. Well, Casey loves doubterz so please don't bore him with such detailz. The only thing that matters to Casey is the following statement:

"The seller will consider all offers and would do some financing also. Need to sell very urgently."

Sweet! When the seller will consider all offers, that means the seller will even entertain a backstabbing, throw-under-the-bus offer from Casey! And because Casey Serin is such a savvy investor, he can take "some financing" from the seller and turn it into 100% seller financing with sweet cashback because of his amazing negotiating skillz!

Of course, one must wonder why the seller would be so motivated to sell. Perhaps the seller got into financial trouble, or perhaps the property is too prone to flooding from tropical storms.

Or maybe it has something to do with the name. You know, maybe one of Casey's guests will wake up one day to find that a cockroach as big as his head is crawling across his body.

But I'm sure Casey will figure it out. He's probably going to change the name to "Casey Caye" which will send a signal to the cockroaches that they are not welcome. Then they'll move out, and the only pest left will be Casey himself.

  2. Urgh! An "A Zed and two noughts" end for Casey, as the cockroaches take over while Casey does nothing.

  3. Or the owner could just change one letter in the name and it would appeal to a whole new market. "CockReach" sounds so much more, emm, "inviting".
